TRANSFER OF LAND
(Under the Registration of Titles Act, Cap. 240)
1. The land
1.1 ALL that land comprised in [TENURE] Register, Block [BLOCK] Plot [PLOT] at [LOCATION], measuring approximately [AREA] (“the Land”), being the land in the duplicate certificate of title produced herewith.
2. Transferor & consideration
2.1 I, [TRANSFEROR FULL NAME], (NIN [NIN]) of [ADDRESS], the registered proprietor of the Land, in consideration of UGX [PRICE] ([amount in words]) paid to me by [TRANSFEREE FULL NAME], (NIN [NIN]) of [ADDRESS] (“the Transferee”), the receipt of which I acknowledge,

Drafting notes
- Match the title
- Describe the Land exactly as on the certificate of title; an error stops registration.
- Consideration
- State the price; it drives the stamp-duty assessment and should match the sale agreement.
- Passport photos & ID
- Attach the parties’ passport photographs and identification as the registry requires.
- Spousal consent
- Attach Form 37 where the Land is family land; the registrar will reject a family-land transfer without it.
Execution requirements
- Both parties execute the transfer with witnesses; a registered transfer has the effect of a duly executed deed (RTA s.94).
- Pay stamp duty of 1.5% of the value (Stamp Duty Act, Schedule 2 item 63).
- Lodge the transfer, the duplicate certificate of title, the consent and duty receipts for registration; on registration the Land vests in the Transferee (RTA s.93).
- Attach passport photographs and identification of both parties as the Zonal Land Office requires.
