Facts
The applicant claimed beneficial interest in land comprised in Block 258 Plot 1 at Bulinguge measuring 78.910 hectares. The land was originally registered in the name of Ham Mukasa in 1936. In 1954, Ham Mukasa executed a gift deed bequeathing the land to his son Edward Galabuzi Mukasa, the applicant's father. However, upon Ham Mukasa's death in 1956, a succession certificate was granted to James Mannington Bukulu Kiwanuka, who was registered as proprietor in 1961. Edward Galabuzi Mukasa died in 1977 when the applicant was a minor. James Mannington died in 1985 before transferring the land to the applicant. In 1983, Amirali Karmali acquired a 90-year lease from James Mannington, and in 2002 purchased the mailo estate from Nanteza Elizabeth, the administrator of James Mannington's estate.
